FORMAL INSPECTION · NPMA-33 REPORTING

Real-Estate Termite
Inspections / WDI
in Jefferson City, MO

Need inspection documentation for a property transaction or an NPMA-33 report? Orange Mango provides a paid wood-destroying insect inspection and reporting service. If you simply think you may have termites, a free termite evaluation is available instead; it does not include an NPMA-33 report.

How to arrange your WDI inspection

  1. Send the address, structures to include and the report deadline.
  2. Identify the person arranging authorized access and the report recipient.
  3. Confirm the fee, scope and feasible appointment/report timing with Orange Mango.

A WDI/NPMA-33 report is a separate paid service. It does not include termite treatment or a structural warranty.

Choose the inspection you need

I need a transaction inspection or an NPMA-33 report

Request our paid WDI inspection/reporting service for a real-estate purchase or transaction, a lender or other requesting party, or any situation requiring an NPMA-33 form. We confirm the property, inspection scope, fee and availability before scheduling.

Request a WDI inspection

I think I may have termites

Orange Mango offers a free termite inspection/evaluation for suspected termite concerns. You do not need to identify the insect yourself. Tell us what you noticed and where; photographs can help start the discussion. This evaluation does not include an NPMA-33 report or replace a formal transaction inspection.

What WDI and NPMA-33 mean

WDI means wood-destroying insects. The inspection concerns visible evidence in accessible areas of the structures included in the agreed scope. It is not limited to termites: the NPMA-33 reporting scope includes termites, carpenter ants, carpenter bees and reinfesting wood-boring beetles.

NPMA-33 is the Wood Destroying Insect Inspection Report form. Orange Mango uses it to document the applicable inspection findings and limitations. A buyer, seller, agent or other requesting party may need this documentation for a transaction; a property owner may also request it for another formal reporting need.

Ask the party requesting the inspection which documentation they need and by when. An NPMA-33 report is not automatically required for every home purchase or loan. Orange Mango confirms the service it can provide; the transaction parties determine their own documentation requirements.

Give us the details that affect scheduling

When requesting the paid inspection, useful information includes:

  • The property address and any separate garage or other building you want included.
  • Your contact information and whether you are the buyer, seller, owner, agent or another coordinating party.
  • The requested inspection and report deadline, plus any instructions from the party requesting the report.
  • Who can arrange authorized entry, including a tenant or other occupant when applicable.
  • Known access limitations and any previous WDI reports or termite-treatment records available.
  • Who should receive the completed report, so delivery arrangements can be discussed.

You do not need every detail to make an initial inquiry. Share what you know, and we will clarify the property scope, access, fee and feasible timing. A deadline in your request is not a guaranteed appointment or report-delivery time. If further documentation or a later visit is requested, discuss it separately rather than assume it is included.

Prepare access to the included areas

Before the visit, ask about preparation for your property. Relevant areas may include accessible foundation areas, a basement or crawlspace, a garage and structural components within the inspection scope. Tell us about locked entrances, obstructions or areas you know cannot be reached.

Coordinate entry with the person authorized to provide access, and make agreed inspection areas available. Do not assume the inspector will move every stored item, remove finished materials or open walls. Unsafe, concealed or inaccessible areas cannot be treated as inspected. Discuss access limitations before the appointment when possible.

Read the findings together with the limitations

The report documents evidence available within the inspection scope at the time of the visit. Orange Mango records applicable findings and areas that could not be inspected, and can explain those entries afterward. A limitation matters even when no visible evidence is found elsewhere.

A WDI report does not establish that concealed areas are clear, guarantee that the entire property is free of wood-destroying insects or prevent future activity. It is not a structural assessment, a general home inspection or a warranty. Separate home-inspection or structural questions belong with the appropriate professional.

Ask us about any finding you do not understand. The party requesting the report can explain how it relates to their transaction requirements. Orange Mango does not decide whether financing is approved or a transaction closes.

Reporting and termite protection are separate services

Paying for a WDI/NPMA-33 inspection does not automatically include termite treatment or enroll the property in protection. Likewise, enrollment in termite protection does not automatically supply a transaction report.

If you have a suspected termite concern without a formal reporting need, our free termite evaluation helps determine whether termite-specific service may be appropriate. Visit Termite Control to understand Orange Mango’s professional baiting and monitoring approach. Any proposed protection is discussed separately from inspection reporting.

Questions before arranging an inspection

Is the WDI / NPMA-33 inspection free?

No. A real-estate WDI inspection or any inspection requiring an NPMA-33 form/report is a paid service. Orange Mango confirms the fee, scope and timing for your property before scheduling.

Do you offer free inspections if I think I have termites?

Yes. Orange Mango offers free termite inspections/evaluations for suspected termite concerns. An NPMA-33 report is not included. Tell us if the request is connected to a property transaction or formal reporting requirement so the appropriate paid service can be arranged.

Can my agent coordinate the WDI inspection?

Yes. Your agent can share the address, requested deadline, access contact and report-recipient information. Orange Mango confirms the arrangements and fee; sending a request does not confirm an appointment.

Do I need an NPMA-33 report for every home purchase?

Not every purchase has the same documentation requirements. Confirm the requested form, scope and deadline with the relevant transaction party, then share those details with Orange Mango before scheduling.
